Local context
What this work looks like in Nirimba.
Nirimba was the second suburb built at Aura, so it's several years ahead of the newer precincts. It has its own state primary school, childcare and sports park, and the houses have now been properly lived in. That changes the work completely. We're not doing empty-house colour swaps here. We're repainting around a family who still needs the kitchen tonight, dealing with genuine wear rather than builder white, and working out which rooms are actually worth doing this year.
What we watch for
Conditions that change the job here.
Wear in these houses is concentrated and consistent. The hallway from the garage, the wall beside the back door, and the skirtings at kid height take nearly all of it, while the formal rooms often still look new. We put a scuff-resistant system on the walls that cop it and leave the rest in a standard low-sheen, which keeps the quote sensible. Working around an occupied family home also means sequencing rooms so bedrooms and the kitchen are never both out of action.
How it runs
What to expect.
We sequence the job around your household rather than the other way round. The kitchen and the bedrooms never go out of action at the same time, and the noisy preparation happens while the kids are at school where we can manage it. Expect real preparation time on the walls that have taken wear: marks washed, holes filled, skirtings repaired and every patch spot-primed. That is where the hours go in a lived-in house, and it is the difference between a repaint that lasts and one that looks patched.
Usually included
- Room sequencing so the kitchen and bedrooms stay usable throughout
- Scuff-resistant systems limited to the walls that actually take wear
- Skirting and door repairs where kids and school bags have done damage
- Honest advice on which rooms genuinely need doing this year
Lived in, not new
Preparation is what separates this from an Aura job.
The hallway takes it all
The run from the garage, the wall beside the back door, and the skirtings at kid height. The formal rooms usually still look new, which is why doing the whole house is often the wrong call.
Patched walls need priming
Marks washed, holes filled, skirtings repaired, and every patch spot-primed. That is invisible work and it is the difference between a repaint that lasts and one that looks patched.
Two rooms is a real job
If the hallway and the back door wall are the problem, we are happy to quote those alone. Painting four bedrooms that still look fine is money you could spend later instead.
Around the household
The kitchen and the bedrooms never go at once.
01
Ask about the routine.
School times, work from home days, which rooms cannot be out of action. That shapes the sequence far more than our own convenience does.

02
Wash and repair first.
Marks off, holes filled, skirtings and doors repaired where bags and bikes have done the damage. This is most of the hours in a lived-in house.

03
Spot-prime every patch.
Each repair gets primed so it does not flash through under side light. On a five year old wall the difference is obvious once the topcoat is on.

04
Durable where it counts.
Scuff-resistant system on the walls that take the wear, standard low-sheen everywhere else. Colour codes go on the quote so a later room still matches.

For agents and property managers
Between tenancies at the older end of Aura.
Nirimba stock is now old enough to need genuine preparation rather than a colour swap. We quote the hallway and back door wall separately from the rest, which usually lets an owner do the part that matters at turnover and defer the remainder.

Common questions
What people ask before booking.
Can you paint while we're living here with kids?
Yes, that’s most of our Nirimba work. We sequence it so you never lose the kitchen and the bedrooms at the same time, close off wet areas, and use low-odour products inside. Tell us the school routine and we’ll work the noisy parts around it.
Only the hallway looks bad. Do I have to do the whole house?
No, and often you shouldn’t. In houses this age the hallway and the back door wall take nearly all the wear while the bedrooms still look fine. Doing the two that need it is a legitimate job and we’re happy to quote it that way.
What's different about painting a lived-in estate home?
The prep. A new house needs a colour change over clean white. A lived-in one needs marks washed, holes filled, skirtings repaired and patches spot-primed before anything goes on. That’s where the hours are, and it’s why the two jobs price differently despite looking similar.
Can you match the existing paint if we only do one room?
Usually, though be realistic about it. If the original was builder-spec white we can get very close, but adjacent walls that have aged for five years won’t match a fresh coat exactly. Painting to a corner or a doorway rather than stopping mid-wall hides the transition properly.
