What this work looks like in Sunshine Beach.
Sunshine Beach asks for two things at once that don't normally go together. The salt carry off the surf works on every coast-facing wall, which pushes you toward heavy, protective systems. The houses are also some of the most carefully designed on the Coast, and the owners notice a brushline from across the room. So the job is half specification and half execution, and getting one right without the other doesn't pass here. This is the suburb where we spend the most time on the parts nobody photographs.

We brush rather than spray on detail walls here, and it isn't only about finish quality. These blocks sit tight together with landscaped gardens between them, and cleaning overspray off a neighbour's planting costs more than the time brushing saves. Coast-facing render and timber get a heavier Weathershield specification as a default. Lead testing on pre-1990 stock is standard, because a good share of the older beach houses have been painted over many times rather than stripped.

If a designer is involved, we would rather meet them before we quote than after. Colour and sheen are usually decided by then, and the useful conversation is about which walls will show every flaw at that sheen under coastal light. On site we plan protection for the gardens first, because these blocks are tight and overspray drift is a real cost. Expect a brush crew rather than spray gear on the detail elevations, which is slower but the reason the finish holds up at close range.

Brushed, by default
A brushed coat lays down heavier and reads better at close range on detail work. On these houses somebody notices a brushline from across the room, and they are right to.
Overspray costs more than time
These blocks sit tight with landscaped planting between them. Drift does not wash off a leaf, and cleaning a neighbour’s garden costs more than the hours brushing saves.
Exposed walls start heavier
Coast-facing render and timber get the heavier Weathershield specification from the beginning. A well-specified wall here does well to match what a sheltered wall manages easily.

If one is involved we would rather talk before we quote than after. The useful conversation is about which walls will show every flaw at the sheen already chosen.

Screen the gardens.
Sheeting and screens go up around anything within range before a lid comes off. That setup is in the quote rather than added later as a surprise.

Test the older stock.
Lead testing is standard on pre-1990 beach houses, because a good share of them have been painted over many times rather than stripped back.

What people ask before booking.
Why brush instead of spray on a house this size?
Two reasons. A brushed finish lays down heavier and reads better on detail work, which matters on these houses. And the blocks here sit close together with planted gardens between them, so overspray becomes someone else’s problem fast. Brushing is slower, but cleaning up drift is slower still.
How often will an exterior last this close to the surf?
Less time than the same house inland, and anyone who tells you otherwise is guessing. A properly spec’d coast-facing wall here does well to match what a sheltered wall manages easily. That’s why we build the exposed elevations heavier from the start.
Do you work alongside interior designers on these homes?
Often, yes. Colour and sheen levels are usually set by the designer before we quote. We’ll paint to that, but we will flag it if a chosen sheen is going to show every imperfection on a long wall under coastal light. Better to have that conversation early.
How much protection do the gardens need?
More than most people expect, which is part of why we brush here. Landscaped planting on these blocks is expensive and overspray does not wash off a leaf. We sheet and screen anything within range before we start, and that setup time is in the quote rather than added later as a surprise.
