Local context
What this work looks like in Peregian.
Peregian is really two markets with one name. Peregian Beach has the older surf-village stock alongside newer architectural coastal homes, and that's where most of the high end work sits. Peregian Springs is post-2000s family housing around the golf course, and the premium jobs there tend to be interior upgrades rather than restoration. What catches people out is that the two sides have different rules, not just different houses. Getting a colour approved matters on one side and not at all on the other.
What we watch for
Conditions that change the job here.
Some Springs-side streets sit under body corporate or estate colour schemes, so we read the rules before we quote rather than after a colour gets knocked back. On the beach side, timber takes the full coastal specification, and the older surf-village houses often hide lead in their lower paint layers. Peregian's beach frontage is more exposed than it looks from the road, because the dune line is low and salt drift carries several streets inland.
How it runs
What to expect.
First job is finding out which side of the highway you are on and whether your street has colour rules. On the Springs side we check the estate or body corporate scheme before quoting, so you never fall in love with a colour that gets refused. On the beach side we test the older timber for lead and map the salt exposure instead. Same phone call, two completely different first steps, and knowing which one applies to you saves a wasted week at the start.
Usually included
- Checking estate and body corporate colour rules before quoting on the Springs side
- Full coastal specification on beach-side timber
- Lead testing on older surf-village stock
- Interior premium upgrades on Springs-side family homes
One name, two markets
The highway decides which job you have.
The Springs side has rules
Some streets sit under estate or body corporate colour schemes. We read them before quoting, so nobody falls in love with a colour that gets refused.
The beach side has salt
The dune line here is low, so drift carries several streets back. Within a few streets of the sand the exterior gets a coastal specification whether you can see water or not.
Colour and price are separate
Scope and labour do not change with the colour, so we can quote while approval is still going through. A different scheme changes the product line rather than the whole job.
Which side are you
Same phone call, two different first steps.
01
Tell us the street.
That one answer decides whether the first step is reading a colour scheme or testing old timber. Getting it wrong costs a week at the front of the job.

02
Springs side: check the rules.
We read the estate or body corporate scheme before quoting. Approval and pricing then run in parallel rather than one waiting on the other.

03
Beach side: test the timber.
Older surf-village stock often hides lead in the lower layers. Testing happens before any sanding, and it is standard here rather than exceptional.

04
Map how far the salt reaches.
Several streets back from a low dune line still counts as coastal. We specify the exterior on the exposure rather than on the postcode.

05
Interior upgrades on the Springs.
Premium work on that side is mostly inside, on houses barely twenty years old. Trim, cornice and colour rather than restoration.

Common questions
What people ask before booking.
Do I need approval before repainting in Peregian Springs?
In some streets, yes. Parts of the Springs sit under estate or body corporate colour schemes that limit what you can put on an exterior. We check before quoting so you don’t pick a colour, get attached to it, and then have it refused.
How far inland does the salt actually reach here?
Further than most people expect. The dune line at Peregian is low, so drift carries several streets back from the beach. If you’re within a few streets of the sand we’ll spec the exterior as coastal even though you can’t see the water from the house.
Is the work different between the beach and the Springs?
Completely. Beach side is mostly exterior restoration and coastal protection on older timber. Springs side is mostly interior, on houses barely twenty years old. Same crew, same phone number, but they’re quoted as different kinds of job.
Can you quote before the colour is approved?
Yes, and it’s usually the sensible order. The scope and the labour don’t change with the colour, so we can price the job while approval is still going through. If the committee comes back with a different scheme we adjust the product line, not the whole quote. Nothing is wasted either way.
