Local context
What this work looks like in Mountain Creek.
Mountain Creek was laid out in the 1990s as a single planned suburb between Mooloolaba and Buderim, and that gives it something unusual: the houses are all roughly the same age. Most are around thirty years old now, which puts them squarely on their second or third exterior. We see this play out street by street. One house gets done, the neighbours notice how tired theirs suddenly looks, and we end up quoting four homes on the same road inside a month.
What we watch for
Conditions that change the job here.
Thirty-year-old houses here typically combine rendered walls with timber trims, and those two need different systems rather than one spec across the building. The original 1990s fascias and barge boards are almost always the parts that have gone first, since they took three decades of sun with the least maintenance. Sitting a few streets back from the water inside the Sunshine Motorway, the salt load here is genuinely lighter than at Kawana, so the exterior spec doesn't need to be as heavy or as expensive.
How it runs
What to expect.
We assess the fascias and barge boards before anything else, since on a thirty-year-old house they are usually the deciding factor between a repaint and a repair-and-repaint. Some can be prepped, some need replacing, and we will tell you which at the quote rather than mid-job. If your neighbours are thinking about it too, get them to call in the same fortnight. Once we are set up in a street the mobilisation cost spreads across several houses and everyone pays less.
Usually included
- Render and timber trims quoted as two systems, not one
- Fascia and barge board repair or replacement before painting
- Standard coastal spec rather than the heavy waterfront system
- Multi-house scheduling when neighbours book the same week
A suburb ageing together
Why four houses on one street come due at once.
Everything went up together
Mountain Creek was laid out in the 1990s in one go, so the houses hit thirty at the same time. One repaint on a street makes the four around it look tired overnight.
Fascias fail first
Barge boards and fascias take direct sun all day with the least maintenance, so at thirty years they are usually further gone than the walls. Some prepare fine. Some need replacing, and you’ll hear which at the quote.
You are not on the water
Sitting back inside the Sunshine Motorway means the salt load here is well under what a canal wall deals with. Standard coastal spec performs properly, and pricing it as waterfront would charge you for protection you don’t need.
How we run the street
One street, several houses, one setup.
01
Look at the roofline first.
Fascias and barge boards decide whether this is a repaint or a repair and repaint. We work that out at the quote rather than halfway through the job.

02
Split render from timber.
Rendered walls and timber trims get different systems rather than one spec across the building. They fail differently at thirty years, so they get treated differently.

03
Book the street together.
If your neighbours are thinking about it, get them to call in the same fortnight. Once we’re set up in a street the mobilisation spreads across several houses and everyone pays less.

04
Repair, coat, hand it back.
Failed board replaced, render prepared, then the standard coastal system. We walk each house with its owner before the gear moves down the road.

For agents and property managers
Several properties in the same few streets.
Mountain Creek is compact enough that a manager often has three or four houses within a kilometre. Book them in one window and the setup cost spreads across all of them, which shows up on every owner’s invoice.
Common questions
What people ask before booking.
Can you do a few houses on our street at once?
Yes, and it usually saves everyone money. Once we’re set up in a street the mobilisation cost is spread across more than one job. Get your neighbours to call in the same fortnight and we’ll price it that way rather than as three unrelated quotes.
Do I need the heavy coastal system here?
Probably not. Mountain Creek sits back from the water inside the motorway, so the salt load is well below what a Kawana canal wall or a Sunshine Beach exterior deals with. We spec it as standard coastal, which performs properly here without paying for protection you don’t need.
My fascias look worse than the walls. Is that normal?
Completely normal on a house this age. Fascias and barge boards take direct sun all day and get the least attention, so at thirty years they’re usually the first thing gone. Some can be prepped and painted, some need replacing. We’ll tell you which at the quote.
Should I repaint the render the same colour?
You don’t have to, and this is a good chance to change it. Nineties render is often a heavy cream or terracotta that dates the house more than its condition does. A current colour reads as a much bigger change than the cost suggests. We’ll put samples on the wall before you commit.
